The regulations for the construction works for which you receive a building permit exemption do not require reporting, and we have prepared this article for you to make it easier and save you time and confusion.
- Pergola, Shade Structure, Folding Shade (up to 20 sqm) - Regulation 11 - Conditions:
- (a) The construction of a pergola or shade structure, connected on at least one of its sides to a building exempt from a permit, provided that the following conditions are met:
- (1) It shall not protrude from the building's wall by more than two meters.
- (2) It shall be constructed from lightweight materials.
- (b) The construction of a folding shade (awning) is exempt from a permit, provided that the shade, in its closed position, does not protrude from the building's wall by more than 50 centimeters.
- (c) Shade coverings made of a pergola or awning that protect against the sun and weather conditions are considered exempt from requiring a permit, provided that the height of the covering does not exceed 3 meters, the span between the columns does not exceed 5 meters, and the weight of the covering does not exceed 3.5 kilograms per square meter.
Exempt from requiring a building permit with mandatory reporting to the authority:
- גגון, סככת צל, סוכך מתקפל – ששטחו עולה על 20 מ"ר –תקנה 11 (ד)- תנאים:
- (ד) הודעה על הקמת גגון או סוכך ששטחו עולה על 20 מ"ר, ערוכה לפי הטופס שבתוספת, תימסר לרשות הרישוי בתוך 45 ימים ממועד ביצוע העבודה ויצורף לה אישור מהנדס מבנים בדבר עיגון הגגון או הסוכך ויציבותו וכן כי כשל מבני בגגון או בסוכך לא יתרחש בנקודת העיגון למבנה ולא יגרום לכשל מבני במבנה.
- סגירת מרפסת עם מצללה -תקנה 12- תנאים:
- הקמת מצללה פטורה מהיתר, ובלבד שמתקיימים בה תנאים אלה:
- (1) שטחה אינו עולה על 50 מ"ר או על ¼ משטח הקרקע הפנוי ממבנים או הגג – הכול לפי הגדול יותר
- (2) הפרגולה או המצצלה תוקם על גבי הקרקע או גג המבנה, אלא אם כן נקבעה הוראה בהיתר, בהנחיות המרחביות או בתכנית שלפיה מותרת הקמת מצללה במקום אחר
- (3) הודעה על ביצוע עבודה לפי תקנה זו ערוכה לפי הטופס שבתוספת, תימסר לרשות הרישוי בתוך 45 ימים ממועד ביצועה ויצורף לה אישור מהנדס מבנים בדבר עיגון הפרגולה חשמלית ויציבותה וכן כי כשל מבני במצללה לא יתרחש בנקודת העיגון למבנה ולא יגרום לכשל מבני במבנה.
